OUR MISSION

Our mission became personal after the Marshall Fire, where over 1,200 homes were lost, including two dozen of our own builds. We stepped in immediately, and over the past three years, we have rebuilt more than 120 homes. Now, we bring that same expertise, compassion, and efficiency to those in Altadena and the Palisades.

Phase Two; laying the groundwork

Before construction can begin, it's essential to track down important paperwork, understand financial considerations, and coordinate approvals. 

  

Insurance Company 

Insurance Company – It's important to remember that your insurance company is not your advocate. Their goal is to limit losses, often at the expense of the policyholder. Many homeowners don’t realize that their initial claim settlement may not reflect what they are truly entitled to receive. Our team of insurance experts can help ensure you maximize your benefits and receive the full compensation you deserve.

Mortgage Company

If you still have a mortgage on your property, your lender will be involved in the rebuilding process to protect their financial interest. Navigating their requirements can be challenging, but we’ve seen multiple approaches through our previous customers and can provide general guidance to help you make informed decisions. Key considerations when working with your mortgage company: - Insurance Proceeds: Most lenders retain your insurance payout until construction begins, then release funds in stages as work progresses. - Forbearance Options: You may qualify for a temporary payment suspension while rebuilding—check with your lender. - Approval Requirements: Some lenders require approval of your rebuild plans before work can begin. - Challenges of Paying Off Your Mortgage: While this may seem like a straightforward option, it can introduce unexpected complexities that may delay or complicate the rebuild process. We’re happy to share insights from past rebuilds to help you understand your options and make the best decisions for your situation.

Grant Programs

There are many grant programs and financial resources available to support your rebuilding journey. These can help with rental assistance, clothing and personal items, construction rebates, and more. We actively track new grant opportunities and will keep our Resources Section updated for your reference as they become available. Many grants require documentation from your builder, and certain construction milestones may be necessary for fund disbursement. In addition, FEMA and the SBA offer financial assistance and loan programs. While these programs have specific qualification criteria and an application process that can take time, they can be valuable resources if they align with your situation. Because most of these programs require collaboration with your builder or contractor, it's essential to work with a team that understands the process. With our experience rebuilding over 120 homes lost in the Marshall Fire, we are well-versed in working alongside grant agencies and financial assistance programs, ensuring you have the best chance to maximize available funding.

Rebuilding Timeline

Listed below are the major steps of rebuilding after a fire, but keep in mind there are many, smaller steps in-between.

Clean Up

Hazardous Material & Fire Debris Removal: - When will this be completed? The timeline depends on local jurisdiction and available services. - Will you use private services or the Army Corps of Engineers? Both are options—government-led cleanup is often cost-covered, while private removal may be faster and may be covered by insurance. - How is this paid for? Costs may be covered through insurance, FEMA assistance, state/local recovery funds, or grants.

Floorplan & Design

Choosing a Plan & Design that Fits Your Vision & Budget: - Is the plan within your budget? Factor in not just the home but also landscaping, retaining walls, fencing, and window coverings. - Will you modify or upgrade? If expanding or upgrading beyond your original home, consider the financial and permitting implications.

Financial Planning

Determine Your Financial Position for Rebuilding: - Will you rely solely on insurance proceeds? - Do you plan to invest additional cash to expand or enhance your rebuild? - Would a construction loan be beneficial to finance the project?

Start of Construction

Managing Timelines & Start of Construction: - Filing for a Building Permit: Will you qualify for a fast-track permit, or must you go through the traditional approval process? - How long will it take to build? - Unexpected Costs & Delays: Construction always comes with surprises. How does your builder handle unforeseen challenges? - Choosing Options & Finishes: Selecting your interior and exterior finishes to personalize your home.

Choosing a Team

Constructing a home involves 30 or more subcontractors, trades, and vendors. You could attempt to coordinate this yourself if you have the time and expertise, but most homeowners choose to hire a general contractor to manage the process. There are two primary paths forward: 1. The Custom Route: Hire an architect to develop plans, a structural engineer to engineer the home, and a general contractor to execute the build. 2. The Turnkey Route: Choose a builder who provides all of these services under one roof, streamlining the process and often reducing cost and timeline. Each approach has its advantages, and we can help guide you to the best option for your needs.
